Professional Inspection Standard
Every home inspection is performed using a consistent, methodical approach in accordance with the Arizona Standards of Practice, with a focus on accuracy, clarity, and thorough documentation of visible and accessible conditions.
With over two decades of experience, our process is designed to provide reliable information and support confident, informed decision-making.
Our Mission
At Technical Home Inspection Services, our mission is to provide thorough home inspections that ensure your peace of mind. We believe that every homeowner deserves to know the condition of their property before making a significant investment. We serve Safford, Thatcher, Pima, Graham County, Greenlee County, and inspection clients throughout the State of Arizona. For inspections located within approximately 300 miles of our Safford headquarters, we do not charge a separate trip fee.
At Technical Home Inspection Services, our goal is not to complicate the inspection process.
Our goal is to bring clarity to it.
A home inspection can affect major decisions, major investments, negotiations, repairs, expectations, and peace of mind. Because of that, we believe the inspection process deserves more than a quick glance, a rushed walkthrough, or vague language that leaves people guessing.
Every inspection is approached with consistency, care, and professional diligence. We inspect visible and accessible conditions using a methodical process designed to help our clients better understand the home at the time of inspection.
Our work is detailed because homes are detailed.
Our reports are thorough because important decisions deserve clear information.
Our communication is professional because every party involved deserves respect.
We understand that detailed findings can sometimes create uncomfortable conversations. That is not our purpose, but it can be part of honest documentation. A thorough inspection may identify conditions that were unknown, overlooked, incomplete, aging, damaged, improperly installed, in need of maintenance, or worthy of further evaluation by a qualified professional.
That does not mean the home is bad.
That does not mean the transaction should fail.
That does not mean anyone involved acted improperly.
It simply means the condition was observed, documented, and communicated so the client can make a more informed decision.
We believe that clarity protects everyone.
Buyers benefit because they better understand the property.
Sellers benefit because conditions can be addressed with more transparency.
Agents benefit because clear documentation helps reduce confusion, missed expectations, and last-minute surprises.
The transaction benefits because everyone has better information.
Our inspection standard is built on service, not pressure.
We do not inspect to create conflict.
We inspect to bring conditions into the light with accuracy, fairness, and care.
We are committed to being objective, respectful, consistent, and thorough — even when the details matter most.
That is the T.H.I.S. standard.
Inspect The Uninspected.

A clean home can still hide expensive concerns.
A brand-new home can still have incomplete, improper, or unfinished conditions.
A city inspection is not the same as a private home inspection, and the lowest inspection fee does not always lead to the best-informed decision.
Our Home Inspection MythBusters series helps buyers, sellers, agents, and homeowners understand the common assumptions that can lead to missed defects, costly repairs, false confidence, and stressful surprises.
The goal is not to scare anyone.
The goal is to replace assumption with information.
Know the Home. Protect Your Investment. Inspect The Uninspected.
We believe integrity is demonstrated through consistent conduct, factual accuracy, and disciplined professional restraint.
We commit to:
Reporting observed conditions accurately and without bias.
Documenting findings clearly, responsibly, and in plain language.
Maintaining independence from external pressure that could influence judgment or outcomes.
Conducting each inspection with the time, care, and attention necessary to perform it properly.
Treating every property and every client with diligence, respect, and professionalism.
The Inspector’s responsibility is to the inspection process itself — ensuring it is conducted thoroughly, independently, and without influence on pace or judgment.
This approach ensures the information provided is reliable, defensible, and worthy of trust.

A professional home inspection works best when access, utilities, expectations, and communication are clear.
This guide was created to help buyers, sellers, agents, occupants, and transaction parties show up prepared, informed, and ready for a smoother inspection process — no matter who performs the inspection.
Preparation helps reduce unnecessary limitations.
Clear expectations help reduce confusion.
Professional communication helps everyone move forward with better information.
Clear access to visible and accessible systems helps reduce unnecessary inspection limitations and supports a smoother inspection process.
When buyers, sellers, agents, and occupants understand the purpose and scope of the inspection, the process becomes more useful and less stressful.
Preparation, communication, and professional documentation help everyone move forward with better information before important decisions are made.
A home inspection should not be judged by price alone. The real value is found in experience, time, documentation, communication, and professional judgment before one of the largest decisions most people will make.
At Technical Home Inspection Services, our fee reflects a methodical inspection process designed to help you know the home and protect your investment.
